Development Concept
Jamesfield Manor is envisaged as a small, harmonious, tranquil, residential enclave, substantially recreated from the 18th and early 19th centuries. All exterior improvements (structures, landscaping, grading, etc.) will harmonize with the Manor's historic, natural, rural, open space features and setting, with the historically significant architecture and design of the pre-1850 northeast United States, and with other homesites in the Manor. Development of each homesite will be planned to allow for the maximum privacy, sequestration and tranquility of the residence and its activity areas. 

Jamesfield Manor, when entirely completed, should maintain a unified sense of having been developed for many generations, with no carefully defined visual lot barriers. Design, style, scale and location of every exterior improvement, design of overall homesites, and utilization of the land must be in keeping with this development and use philosophy. Protective covenants help assure the value and pleasurable enjoyment of the homesites.

“Hills of Jamesfield Manor” (Phase II) will consist of Colonial Williamsburg period houses with a livable floor area of 4,000 sf or greater.

Residence Design
In keeping with the Development Concept, modernity of design may be permitted as part of certain exterior improvements, where such elements are not readily visible from the public road or from other homesites. Detached period accessory structures such as barns, spring houses, smoke houses, exterior root cellars, garden structures and stone walls are anticipated as part of each homesite. Jamesfield Manor's natural open spaces, trees, slopes and topography, springs, watercourses, wetlands and other natural amenities are to be preserved.


Review Board

An Architectural Review Committee, chaired by owner Jim Keener, will assist in the design and development of each homesite, helping assure that the creative harmony of the Development Concept is realized.


Animals

Domestic pets, horses, sheep, and other estate animals are permitted. The review board assures adequacy of grazing capacity.


Utilities

All utility connections are to be underground. Electricity and telephone are available. Cable TV/radio lines are being installed by the cable company, with service anticipated. Each site requires well water. Each site has an approved on-lot sewage disposal system location.
